What is NY State MLS and how does it work? - NY State MLS is a statewide Multiple Listing Service open to all Licensed Real Estate Professionals (Agents, Brokers, Appraisers). All brokers who list properties on NY State MLS must offer compensation for any co-broke  and adhere to all New York State Laws governing the sale of property by a Licensed Professional.  Unlike a local MLS, there are no boundaries as to where you can list. Enter properties anywhere in New York without having to mark them as 'out of network' or 'other.'

What are some of the benefits for joining NY State MLS? -  Low cost is one of the best features of NY State MLS. Whether a single broker or an office of dozens of agents, NY State MLS is competitively priced, without any extra fees or fines. Use My State MLS to expand your working area (increase your territory for business), search for specific types of sales like foreclosures and short sales, or simply as a marketing tool to get more agents and more listings for your business.

Where do my listings go? - NY State MLS uses ListHub to send listings to dozens of websites. NY State MLS listings are fed DIRECTLY to, Trulia, Zillow, their network of websites, and NY State MLS uses advanced syndication that will automatically show members as the listing agent next to their listings at no additional cost. NY State MLS members can also put their contact information directly into the property description, giving members even more exposure.

What is FIND? - Find is a powerful tool within NY State MLS which allows members to search Millions of property listings and records throughout New York State and the entire Country. FIND has the ability to look up listings, listing history, listing details and public records for properties. Listings can be searched by map location and/or criteria and listings can be added to a report which can be printed, saved or emailed to your clients.  FIND is powered by 

How much does it cost to become a member? - Membership is $29.99 a month or $300 for the year.  The yearly membership is priced at a 20% discount. Payment can be made by credit card, PayPal or check. Do I have to be a licensed real estate agent to join NY State MLS? - You must be a licensed real estate agent to join.  Your real estate license number is required when creating an account. Your firm must also be a participant.  Contact NY State MLS for the full Member Terms of Use, Listing Terms of Use & MLS Rules and Regulations. 

How do I become a member? - Please visit our Membership Sign-Up page to join our site as a member.

Lock Boxes - Do you supply them or have a standard key? - Lock box and access information will vary by each NY State MLS broker and agent. Please contact the listing broker for property access info.
