This "One of a Kind" property is nestled in the heart of the Ouachita National Forest in a beautiful valley setting between the Winding Stair Mountain Range to the South and Blue Mountain to the North. The south property line has frontage to the 1.5 million acre Ouachita National Forest, which provides hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog, and other small game as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service. Horse Trail #8 comes within a few hundred feet of the property, which provides direct access to approximately 200 miles of horseback and hiking trails maintained by the US Forest Service. There is a nice pond on the property that is approximately 16 feet deep. The pond has been stocked with bass, catfish, and perch and provides great fishing opportunities, and serves as a year-round source of water for local wildlife that is frequently seen around the cabin area. The main cabin was constructed in 2020 and includes roughly 1275 square feet of heated and cooled living space with 2 bedrooms, 1 bath, and a large sleeping loft area. The cabin sits on a concrete slab foundation. The exterior of the cabin is designed to be maintenance-free. The interior of the cabin is finished out with a mix of rustic tongue and groove white pine. The cabin was designed and built to be energy efficient to minimize heating and cooling costs. Energy-efficient vinyl windows with Low-E glass and Argon gas were used throughout the home and there is an energy-efficient 30,000 Btu/hr ductless mini split heating and air conditioning system. There is a 30 ft wide x 40 ft long guest cabin/shop building with 10 ft wide front porch along one side of the building. The shell of this structure is an engineered red iron bolt-together metal building that was constructed in 2021. On one side of the building contains a 15.5 ft x 30 ft guest cabin complete with a kitchen, living room, sleeping area, and bathroom. This room has a ductless mini-split HVAC system as well as a wood-burning stove. The other side of the building serves as a shop/storage area and is complete with electrical wiring, lighting, washer dryer/connections, and two 12' x 12' insulated garage doors with automatic openers. There is a nice 10 ft wide covered porch along one side of the building that is a nice place to sit in the evening or enjoy the hot tub (included) that overlooks the pond area and surrounding woods.
