East River Escape

The property is a mix of former open pasture land (5-8 acres) with the balance in various stages of wooded property and brushy areas. Along the road front is a 10-stall horse barn with electric.  The sellers formerly had horses here and with a little maintenance on the fields they could flourish here again. The forested property is a mix of younger transition areas and some older hardwoods.  There are plenty of mast producing trees that are keeping the deer and turkey well fed.  There evidence abounds throughout.  There are multiple funnel areas that focus the deer and plenty of good bedding areas on site.  There are some internal woods trails that would be great for horseback riding, ATV's and hiking, but they do need some maintenance as they have grown in over lack of use.  There is also plenty of room to develop some food plots in key locations to help continue to feed and hold the deer and turkey here. There are two (2) narrow strips of road on River Road that also provide frontage on the Allegheny River.  There is a guardrail along each of these locations but it is a low rail which makes it relatively easy to get a canoe or kayak to the River.  The river is known for excellent fishing for: Smallmouth Bass, Walleye, Northern Pine, panfish and more.  This property is located close to Rock City Park and also the City of Olean, which can help fulfill both your rural and urban needs.
