The real estate to be sold is situate in the City of Sunbury, at 500 North Front Street, Sunbury, Northumberland County, Pennsylvania, also known as Northumberland County Tax parcels 050-03-005-164 and 050-03-005-159, as more particularly described in Northumberland County Record Book 897, at Page 444, and Book 3303, at Page 475. 2. This tract and the improvements situated upon it shall be sold AS IS, and without any warranty or guarantees, except that the deed shall contain the usual covenants of special warranty. 3. The property to be sold is offered for sale subject to any existing liens which shall be satisfied at the time of settlement. 4. The property to be sold is offered for sale subject to the following restrictions: the use of this real property will be restricted from that of a store selling mainly tobacco, nicotine, vapes, and/or related products, a tattoo parlor, or an adult-oriented business. 5. The person or persons to whom the above-described premises are struck down must immediately, upon their bid being struck down, deposit with the Seller cash or a certified check or checks acceptable to the Seller to the order of the seller for ten (10%) percent of the purchase price.
